Is Tulsa Entering a Buyer’s Market?


Selling a house in a buyers market can be a real pain in the neck. It’s like trying to sell ice to an Eskimo – it’s just not gonna happen. And let me tell you, it’s not for the faint of heart.


Predictions are not usually 100% accurate anytime someone tries to predict the housing market.  But with the latest in politics and the economy it would almost look like we are coming close to a housing market correction. Then throw in the rumors of WW3 and the incredible surge of inflation, we may have an entire economic correction. This seems scary but if it does happen, hopefully it is slow and give people time to adjust verses having a crash which is an entirely different topic. A market correction may cause the housing market to be stagnant or at least start out that way and then eventually lead us into a buyers market. This is all just hypothetical and not financial advice, but stay alert and be prepared just in case.


But if we do enter a buyer’s market, be ready to work for your house sale. First off, you gotta get your house in tip-top shape. You know, the whole “curb appeal” thing. But even if you do all that, you’re still not guaranteed a sale. Because in a buyers market, buyers have all the power. They can be picky and choosey, and they know it. So they make lowball offers, and they make you jump through hoops just to get a deal done.


And don’t even get me started on the real estate agents. Sure, they’re supposed to be on your side, but sometimes it feels like they’re more interested in getting a sale than actually selling your house for the highest value. They’ll tell you that you need to lower the price, even if you know deep down that your house is worth more. And then they’ll tell you that you need to stage the house, even though you’ve already done that. It’s like they’re just going through the motions.


And then there’s the whole process of waiting for an offer. It’s like waiting for a pot to boil – it takes forever. And when an offer finally does come in, it’s usually way lower than what you were hoping for. So then you gotta go back and forth with the buyers, trying to negotiate a price that’s fair for both sides. But sometimes it feels like you’re just banging your head against a wall – it’s a no-win situation.


Then there is filling out the disclosures. Filling out a disclosure for a house listing is not a favorite thing due to the tedious, time-consuming nature of the task. Ensuring accuracy, understanding legal jargon, and the facing of potential liability for omissions add to the stress, making it a daunting task for homeowners.


And don’t even get me started on the inspections. Oh, the inspections. They’re like a necessary evil. You know they’re gonna find something wrong, but you just don’t know what it is. And then the buyers come back with a list of repairs that they want you to do, and it’s like they’re trying to nickel and dime you to death. And then you gotta decide if you’re gonna do the repairs, or if you’re gonna lower the price. It’s a real Catch-22. You can always sell your house fast in Tulsa AS-IS!


And then, finally, when everything is said and done, you finally get to the closing table. But by that point, you’re so sick of the whole process that you’re just ready to be done with it. You’re ready to move on to the next chapter in your life. But let me tell you, it’s not for the faint of heart.


Selling a house in a buyers market is tough. It’s not always a pleasure. But if you’re determined and you’re willing to put in the time and effort, you’ll likely get it sold.
